Driveway and patio jet washing in Sutton Coldfield

Block paving driveways and patios darken with algae, lichen and moss within a few seasons. A proper deep-clean lifts the surface back to within a couple of shades of new, but only if the joints are re-sanded afterwards. Most cheap jet washing leaves the driveway looking great on the day and full of weeds two months later because the kiln-dried sand was blasted out and never put back.

We jet wash, re-sand and apply optional jointing sealant in one visit. We also clear blocked drains with high-pressure jetting and CCTV survey where the cause is not obvious from the surface.

What we clean

  • Block paving driveways - deep clean, weed removal, re-sand of kiln-dried sand into the joints, optional joint sealant.
  • Patios - porcelain, sandstone, limestone and concrete. We adjust pressure to the slab; full pressure on softer sandstone will pit the surface and we do not run it that way.
  • Stone and brick paths - careful pressure, no etching.
  • Decking - low pressure with the grain.
  • Garden walls - lichen and moss removal.
  • Drains and gullies - high-pressure jetting up to 3000 psi to clear silt, root ingress and debris.

What we will not clean

  • Newly laid surfaces under 12 months old. They need time to settle before jet washing.
  • Old, soft, riven Indian sandstone where the surface is already friable. Cleaning will accelerate the deterioration; we will tell you honestly if that is the case.
  • Tarmac at full pressure. Tarmac wearing course can be scoured by aggressive jet washing.
  • Stripping paint or rust from non-paved surfaces. Out of scope.

How a block paving clean and re-sand works

  1. On-site quote. We measure and inspect the joints, edge restraint and any failed areas before pricing.
  2. Pre-wet and detergent (optional) for heavily soiled surfaces.
  3. Mechanical jet wash at controlled pressure. We use a rotary surface cleaner where possible because it gives a much more even finish than a free-hand lance.
  4. Rinse and full dry.
  5. Kiln-dried sand brushed into the joints and vibrated through so the joints lock properly and weeds cannot re-establish quickly.
  6. Optional polymeric jointing sealant applied to extend the weed-free interval to 5+ years.

Drain jetting

Block paving driveways often hide blocked surface-water drains under the kerb-line. We have professional high-pressure jetting equipment that operates at up to 3000 psi and can clear silt, root ingress and built-up grease. Where the cause of a recurring blockage is not visible from the surface, we can run a CCTV camera through the drain to locate it before any digging.

We do not pretend to be a plumbing firm. We do not handle internal drainage from kitchens or bathrooms. We handle external surface-water drains, gullies and driveway drainage runs.

What it costs

Pricing depends on area, condition and access. As a guide:

  • Two-car block paving driveway cleaning and re-sanding from £250.
  • 25 m² patio cleaning from £180, depending on surface and staining.
  • Drain jetting from £180 per visit, with CCTV survey at additional cost.

A jet-wash and re-sand normally adds five to ten years to the life of a block paving driveway before any deeper intervention is needed.

Frequently asked questions

How often should I jet-wash my block paving? Every 3-5 years for most driveways, more often for properties under trees or with heavy moss exposure.

Will the sand come out of the joints when you wash it? Yes - that is normal and unavoidable. We re-sand as part of the clean so the joints are restored at the end of the visit.

Will the cleaning damage the blocks? Not at the pressures and angles we use. Sandstone needs more care than concrete blocks; we adjust accordingly.

Can you clean tarmac driveways? Yes, at lower pressure than blocks. Tarmac that has lost its surface aggregate is not a candidate for jet washing - it needs a seal coat instead.

Do you offer a guarantee on cleaning? Cleaning is consumable maintenance, so it does not carry a 10-year guarantee. We do guarantee the workmanship of the re-sand and the application of any joint sealant we install.
