Indian sandstone patio, Sutton Coldfield
The brief
A semi-detached property in central Sutton Coldfield (B72) with a 25 m² rear patio. The original concrete pad had cracked along the original control joints, the falls ran back towards the house, and a hairline gap between the patio and the brickwork was allowing water to track to the wall base.
What we proposed
- Full excavation of the old concrete and contaminated soil to 200 mm below finished level.
- MOT Type 1 sub-base in compacted layers.
- Raj green riven Indian sandstone, 22 mm thick, supplied through an established West Midlands stone yard.
- Full mortar bed under every slab. We do not spot-bed.
- 1:80 falls running away from the house.
- Linear drain along the house edge to intercept any surface water before it reaches the wall, tied into the existing surface-water gully.
- Brush-in jointing compound rather than sand-cement pointing.

The outcome
